Don’t do it, don’t you do it. That’s right, don’t overprice your home. Even right now in this crazy seller’s market, it makes a difference.

Now, here’s the deal. Every single one of us thinks their house is worth more than it is. Shh, don’t tell anybody, but I even do when I sell my home. It’s impossible not to. We’ve made so many memories in our homes. We all think our house is worth more than our neighbor’s, because of the upgrades that we did or extra lighting that we’ve installed or something like that. And most of the time, no one really cares about those little things that we’ve done, and it doesn’t add value to our home. But it’s very, very normal to think that, so don’t worry. So how do we price our home? What makes the most sense? How do we do it? We use comparables in the neighborhood that are most like your home and make adjustments for the differences.

Did you know that when you sell your home and the buyer has a loan on the property, it has to appraise. Appraisers have certain standards and guidelines that they have to follow when appraising a home. Here’s why it’s important. Because an appraiser will only appraise the home for what it’s truly worth. And it has to appraise for the purchase price that the home is under contract for. If it doesn’t, as per the contract, the buyer gets to renegotiate. If we can’t renegotiate, they have the right to back out of the deal and retain their earnest money.

Now, if this seems confusing to you, give me a call and I can go into further detail about it. But it makes a difference and it’s a very important factor to consider. Right now with the market being so crazy and in the seller’s favor, we are seeing multiple offers, bidding wars, and the final sales price is getting bid up and up and up, which is great, but as a negotiator, I need to make sure we choose the right offer, not just the highest offer.

The highest offer’s always good, but only if they agree to certain terms and conditions to ensure that we actually end up with the price we originally agreed on. Meaning they need to be willing to put their money where their mouth or offer is. They have to have the funds and the means to pay the price they originally agreed on, even if the home does not appraise. Again, that’s where my team and I come into play.
