Exposure is THE KEY Even in a Sellers Market
You’ve been hearing me and everyone else say it’s a crazy sellers’ market. So, let me ask you a question. Does that mean we as agents should just sell homes right away and use mediocre outdated marketing techniques? Absolutely not! It can actually cost you thousands of dollars if you make this mistake. So, if you’re thinking about selling your home or maybe you know someone who has mentioned selling their Casper-area home, well, you’ve got to watch this first. Hi, my name’s Alisha Collins with RE/MAX The Group and the Alisha Collins Real Estate Team. Thank you so much for watching. I wanna talk about a few essential errors I see a lotta sellers making that result in much lower profit margins and doesn’t allow them to maximize the amount of money that they make when they sell their home. I know it can be so stressful. Who do you trust? Who should you listen to? Well, let me tell you this. After assisting hundreds of Natrona and Converse County residents like you, I totally get it, so let me be your guide to help you through this process. The most critical element when selling your home is making sure it gets maximum exposure. We need to make sure that we expose your house to the masses, not just the few, and we do that through digital marketing. Most likely, you’re actually watching this video through a detailed target marketing ad where I’m actually making sure that I’m targeting you and that I’m exposing you to it and that you’re seeing it. Think about the last time you googled something and then all of a sudden, everywhere you went online, that thing kept following you everywhere and showed up all over in your feed. Well, that’s sort of what I do with home buyers when they exhibit a certain behavior. Let’s take Facebook, for example. Facebook has an algorithm, and that algorithm can match people’s behavior to other people in the past who have bought something similar; in this case, a house. Facebook can then tell us who is potentially in the market for a home and, boom, I can then start to follow them online and put the homes I’m selling in front of them. It’s all done through a detailed digital marketing strategy that’s taken a lotta time and effort and energy to learn, navigate, and specialize in. And yes, this is important, even in a strong seller’s market like we’re seeing today. If I potentially take in an offer too soon or not expose your home to every buyer possible, it could end up costing you 10, 15, or even $20,000. Wouldn’t it make sense to make sure you exposed it to everyone? Of course it would! That could be the difference between sending one of your kids to college or paying off that lingering credit card. So, I think you’ll agree with me that exposure is everything. We’re actually getting tens of thousands of views and hundreds of hours watched on every single listing video that we produce. Here’s the crazy thing. According to the National Association of Realtors, 67% of buyers will actually walk through a home that they viewed the video online. So, imagine the power of having hundreds of hours of view time from buyers who are potentially buying and getting thousands of thousands of views on your listing video. It is so powerful. So, I can tell you that exposure is everything. There’s so much more to consider when selling; yes, even in a seller’s market. You still want to do everything and anything you can do to maximize your investment. PRICE: One of the MOST IMPORTANT Aspects of Selling Your Home

Don't Overprice your home

Don’t do it, don’t you do it. That’s right, don’t overprice your home. Even right now in this crazy seller’s market, it makes a difference. Now, here’s the deal. Every single one of us thinks their house is worth more than it is. Shh, don’t tell anybody, but I even do when I sell my home. It’s impossible not to. We’ve made so many memories in our homes. We all think our house is worth more than our neighbor’s, because of the upgrades that we did or extra lighting that we’ve installed or something like that. And most of the time, no one really cares about those little things that we’ve done, and it doesn’t add value to our home. But it’s very, very normal to think that, so don’t worry. Hi, my name’s Alicia Collins with RE/MAX The Group and the Alisha Collins Real Estate Team. So how do we price our home? What makes the most sense? How do we do it? We use comparables in the neighborhood that are most like your home and make adjustments for the differences. Did you know that when you sell your home and the buyer has a loan on the property, it has to appraise. Appraisers have certain standards and guidelines that they have to follow when appraising a home. Here’s why it’s important. Because an appraiser will only appraise the home for what it’s truly worth. And it has to appraise for the purchase price that the home is under contract for. If it doesn’t, as per the contract, the buyer gets to renegotiate. If we can’t renegotiate, they have the right to back out of the deal and retain their earnest money. Now, if this seems confusing to you, give me a call and I can go into further detail about it. But it makes a difference and it’s a very important factor to consider. Right now with the market being so crazy and in the seller’s favor, we are seeing multiple offers, bidding wars, and the final sales price is getting bid up and up and up, which is great, but as a negotiator, I need to make sure we choose the right offer, not just the highest offer. The highest offer’s always good, but only if they agree to certain terms and conditions to ensure that we actually end up with the price we originally agreed on. Meaning they need to be willing to put their money where their mouth or offer is. They have to have the funds and the means to pay the price they originally agreed on, even if the home does not appraise. Again, that’s where my team and I come into play. We’ve sold thousands of homes right here in the Casper, Wyoming area. So we know how to protect you and make sure you get what was originally agreed on and that buyers aren’t just offering an enormous amount for the sale of your home to solidify the purchase. Negotiations-KEEP YOUR MOUTH SHUT

Keep your mouth shut. Okay, maybe that sounded mean. What do I mean by that? Well, over the past 16 years, being one of the top agents in Casper, Wyoming, I can’t tell you all of the craziness I have seen in this industry. Make sure you let my team and I do the negotiating for you. You can’t imagine the cats you let out of the bag when you open that beautiful mouth of yours to talk to the buyer or the buyer’s agent. You may think you’re being nice, but you never know that what you may say can actually kill the deal or cost you an enormous amount of money. Negotiations are another key factor when selling. So, you wanna hire an agent who has had extensive training in negotiations. Hi, I’m Alisha Collins with RE/MAX The Group and the Alisha Collins Real Estate Teams. I’m a certified negotiation expert, which means I’ve been taught more than the average agent when it comes to negotiating. You wouldn’t believe that certain things matter when negotiating, like types of words that you say, or your tone, or how quickly you answer a question, you wouldn’t know any one of those can drastically affect the outcome of negotiations unless you’ve had extensive training on how to properly negotiate. And the good news is, we have. Think about this, if the average agent in Casper, Wyoming sells less than 12 homes a year, are they really able to negotiate on your behalf to the best of their ability? We are selling anywhere from 20 to 35 houses per month and I’ve personally sold over 1,500 homes, so negotiating and market knowledge is one of my specialties. And it assures that we can best serve and negotiate on behalf of you. It’s scary to think that someone with such little experience can be negotiating on your largest investment. Bottom line, you’ve got to be careful. Not all agents are created equal. Just because your brother’s sister’s aunt got her real estate license a year ago and is going to be discounting their commission by a percent or two, watch out! That one percent savings that you think you are getting can cost you thousands and thousands of dollars due to the lack of experience, knowledge, and know-how. It’s kind of like that awesome thing, I’ll let you fill in the blank, that you got at the discount store that seemed like such a great deal at the time, ended up falling apart and costing you so much headache. And that’s just the thing, imagine your home sale falling apart. It’s your most valuable asset. So don’t leave the biggest investment of your entire life in the hands of someone who only sells a few houses a year, even only a few houses a month. Go to an expert. Go to someone who’s going to expose it to the masses, who’s an expert at their game. Who takes their job seriously, who does it full time, and is an experienced negotiator. IS THE ZESTIMATE ACCURATE?

Let me ask you a question. Would you ever marry someone without ever seeing them, or getting to know them personally? Would you ever just go on an app, like the way their picture looked, and ask them to marry you? Or better yet, would you ever compare someone you wanted to marry to their friends, and base your decision to marry of them based upon how their friends act or looked? Of course, not, that would be crazy, wouldn’t it? We couldn’t possibly judge someone’s character based upon their friends. Well, I wouldn’t do that either. Hi, I’m Alicia Collins with RE/MAX The Group and the Alisha Collins Real Estate Team. Marrying somebody without seeing them is just like trusting Zillow to value your home. You see, Zillow is an algorithm, and they get their information from public data. Zillow has never seen the inside of your home, and it’s a computer. It bases the price of your home based upon what the neighbors are doing. It’s basically the same thing as marrying someone based upon their friends. Zillow comes up with the value based upon what your neighbors are selling for. They look at things like size, bedrooms, bathrooms, et cetera, and they compare them to your neighbor’s, but, they cannot take into consideration upgrades, views location, amenities, desirability and the market climate. A computer cannot take these major features into considerations when giving you zestimate, and all these factors have a huge impact on the value of your home. Here’s the crazy thing, Zillow even acknowledges their lack of accuracy, stating that the US as a whole, zestimates are currently within 10% of the final sales price, 71.5% of the time. And they encourage you to get a more accurate evaluation by a licensed agent or an appraiser. The license station part, that’s what my team and I do. We live and play in this area and we’ve sold more houses, than many agents in our area, and more than most nationwide. We take a detailed look at not only the comparable, but also what the absorption rate is, as well as many other factors when determining what to price your home at. You have to consider inventory levels, buyer demand, interest rates, market climate, and so many other considerations, in addition to upgrades, amenities, location, et cetera. Let me show you what I mean. By relying on Zillow as an accurate evaluation to price your home, can vastly impact your sale.
