BUYING TIP! When buying a house, walk through the home BEFORE CLOSING!

When buying a house there are things we must make sure we do!

Hey everybody, it’s Alisha Collins with RE/ MAX The Group, and the Alisha Collins, Real Estate Team.

Something happened last night that I wanted to talk to you all about. Whether or not you’re a first time home buyer or you brought homes many times, bought and sold homes many times. We went to do the walk through on a house that we were closing this morning. It was 6:30 at night, so it was dark. Not only could we not see some of the things around the house outside, but some of the things on the inside were not completed. We had gone through … We had written the offer, we had done the inspections, requested the repairs, done the appraisal, and then we didn’t go back ’till the day before closing.

Now, I think it’s super important to go a couple days before closing if the repairs are done, to make sure they’re all done. In this instance, they were supposed to put on some locks on the window because they were missing them. A single woman was moving into this house and so she would feel more comfortable and more safe if they were installed. So they were done incorrectly.The workmanship just wasn’t there.

Right before closing it’s harder to get it done. It’s very important, even if you’re working, to make the time to go before. The other thing is, that we need to go the day of closing as well.

So years ago I had listed a foreclosure and on foreclosures, it’s as is, the moment you close, they will do nothing else for you. The agent did not take the buyer through the house before closing. After the closing was done, buyer goes to his new house, and this person actually was a first time home buyer, and the house had three inches of water in the basement. Again, it was as is, so he was up the creek. What should have been a really happy time, was not because he had to clean up this mess.

So it’s really important to make sure those repairs are done, walk through the house, just so you can enjoy your home once you’ve closed.
